Renting vs Buying

When PCSing having to decide whether to buy or to rent can play a huge factor espeically when it's a new area you are not familiar with. It's important to weigh out the pro's and con's carefully. One of the key things I often tell my clients because I hear this time and time again, is to look at this from an investment perspective of being able to make money in your sleep. When you live on base, you do have the peace of mind to call housing to come make the repairs for you but where does all your a BAH go? To them! When you PCS again, do you make any profits from living base housing? NO!  I want you to consider the follow:
- What is equity of this area?
- Will I be able to make this a rental when I leave?
-If I decide to sell before PCSing, will I make a good profit?
-Am I financially in a position to be able to invest into myself and/or my family?
-Would my family enjoy living in a house they can truly make their home?
-What are my long term goals when it comes to building financial wealth and does this benefit me?
Now while both will have upfront costs to pay. With buying you will skip 1-2 months of payments, which means you get to pocket that BAH. Another bonus is that when rates lower you have the opportunity to refinance to obtain that lower rate, and skip payment again. With renting you don't have that opportunity. Rent only goes up.
